3 Mistakes To Avoid When Selling Your Home In 2020

Let’s talk about three mistakes to avoid when selling your home in 2020 or beyond, and how to avoid those mistakes so that you can sell it quickly for the most amount of money in the least amount of time possible. Mistake number one is overpricing your home, listing your home at a price that is too aggressive. This can be a little bit tricky because when it is a seller's market, which in most price ranges, not all, but most price ranges right now in central PA, it is a strong seller's market. It’s easy to get caught up in the idea, well, homes are selling quickly, there's more buyers than there are homes. So let's price it at the top of the market or even above the top of the market because buyers, they're going to pay that amount. Here's what I can tell you from looking at real data every single day. Every morning, very early in the morning, the first thing I do is I check the data. I can tell you that the majority of homes that go unsold, the majority of homes that end up expiring, they start at a price that was a little too high. Then what happens is you create negative momentum and you start lowering and lowering and lowering. A better strategy is to price a little bit on the low side and create a little bit of a bidding war or ensure that your home is exposed to the maximum buyer pool. That's number one. The number two mistake to avoid is letting your emotions get in the way of the sale of your property. This is a really hard thing to do. For many of you, you've lived in your home for three years, five years, 10 years. For us, we've lived in the same home for now, 14 years and when that happens, we can get emotionally attached to our decor, the things that we have, the color choices that we have for paint and things like that. If we become too attached to that and let our emotions get in the way, it can prohibit buyers from seeing the potential in your home. Make sense? Number three mistake to avoid is not staging your home or not ensuring that your home presents itself in the very best light possible.
