Here are a few reasons to avoid distressed properties:

1. You are Responsible for Repairs or Renovations

They are often sold as-is. This means that you will be responsible for any repairs or renovations that need to be made. If you're not prepared to sink a lot of money into repairs, then a distressed property is not a suitable investment for you.

2. Difficult to Get Financing
