So let's chat real quick about what's possibly the most important number when you are selling your home.

What's that number?

What am I talking about?

It's the list price, the price that you choose when you're selling your home.

And it doesn't matter if you're for sale by owner or if you're listing with an agent. Regardless of how you're trying to sell it, the way that you price your property is critical to your success. And quite honestly, no matter how much experience a real estate professional may have, a real estate agent or realtor, when they give you a price for your property, it is a best guess. That's really all it is. It's a best guess.

Here's the problem. If you list the property too high, you risk it getting stale and not selling at all. If you risk it too low, you have the potential of missing out on thousands of dollars.
