If you've been wondering whether now is a good time to buy or sell in Hampden Township, Pennsylvania, the March 2026 sales data offers a clear and compelling answer. Nineteen homes closed across the township last month, spanning everything from a renovated 1930s bungalow along the Conodoguinet Creek to a stunning contemporary twin home in the sought-after Grandon Farms community. The numbers tell a story of a market that is active, competitive, and — for well-prepared sellers — highly rewarding.

The Big Picture: 19 Closed Sales in March 2026

Hampden Township saw 19 residential closings in March, spread across the full calendar month from March 2nd through March 31st. That pace reflects a healthy, consistent level of activity for this Cumberland County community. The homes ranged in price from $79,900 for a beautifully renovated manufactured double-wide on a land-lease lot on East Trindle Road, all the way up to $525,000 for a spacious 2,719-square-foot contemporary twin home in Grandon Farms. When you look at the mainstream residential market — detached homes and townhomes on fee-simple land — the story gets even more interesting.

The average sale price across all 19 transactions was approximately $323,500, while the median sale price came in at $330,000. For buyers and sellers focused on traditional single-family homes and townhomes, the effective median was higher, hovering closer to $341,900. These figures underscore what anyone who has been paying attention to Central Pennsylvania real estate already knows: Hampden Township remains one of the most desirable and consistently well-priced communities in the region.

Homes Are Selling Fast — Very Fast

Perhaps the most striking takeaway from March's data is just how quickly properties are moving. Of the 19 closings, the vast majority went under contract in a matter of days. The median days on market was just 5 days, and several homes were under agreement almost the moment they hit the MLS.

The standout example? 5265 Deerfield Avenue in the Good Hope Farms neighborhood. This 3-bedroom, 2.5-bath traditional-style detached home received an agreement of sale the same day it was listed — zero days on market — and ultimately sold for $412,000, a full $27,000 over the asking price of $385,000. That kind of outcome doesn't happen by accident. It's the result of strong buyer demand, limited inventory, and the enduring appeal of Hampden Township.

Other quick-sellers included 415 Sioux Drive (2 days on market, sold for $520,000), 4375 Roth Farm Village Circle (2 days on market, sold at full list price of $409,000), and 4807 Delbrook Road in Delbrook Manor (3 days on market, sold for $356,000 — $16,000 over list). The message for sellers is clear: in this market, a well-priced and well-presented home doesn't sit.

Sellers Are Getting — and Often Exceeding — Their Asking Price

  • 2194 Gleim Court (Whelan Crossing West, Enola) listed at $299,900 and closed at $310,000 — over ask, 3 days on market.

Several additional homes sold at exactly their list price, including 4375 Roth Farm Village Circle at $409,000 and 1715 Revere Drive at $439,900. The takeaway for anyone considering listing their home: the market is rewarding sellers who price strategically and present their homes well.

A Diverse Range of Property Types and Price Points

The Indian Creek community had two closings in March — one at $385,000 and one at $520,000 — reinforcing its reputation as one of the township's most established and sought-after neighborhoods.

Townhomes and attached homes made up a significant portion of the market as well, with 9 closings across interior row units, end-of-row units, and twin/semi-detached homes. This segment of the market is particularly active among first-time buyers and those looking to downsize without leaving the township. Communities like Laurel Ridge Estates (5155 Laurel Valley Lane, $330,000), Silver Creek at Hampden (6366 Galleon Drive, $341,900), Admirals Quay (700 Admirals Quay Drive, $305,000), and the Village of Brandywine (1715 Revere Drive, $439,900) all saw closings last month. The Roth Farm Village community near Orrs Bridge Road delivered one of the month's most impressive sales — an end-of-row townhome with 3.5 baths, a gas fireplace, cherry kitchen, and main-floor laundry that sold at its full list price of $409,000 in just 2 days.

The market also served buyers looking for more affordable entry points. A fully renovated manufactured double-wide in the Kingsbury MHP community on East Trindle Road closed at $79,900, and a mobile/pre-1976 home with 50 feet of Conodoguinet Creek frontage on Good Hope Road found a buyer at $185,000.

The Cumberland Valley School District Advantage

Every single home that closed in Hampden Township in March 2026 falls within the Cumberland Valley School District — one of the top-performing school districts in Pennsylvania. This is not a coincidence. The seller listed it as a cash-only, as-is transaction, and the listing described it frankly as a "handyman special." That home's story is different from the broader market, and it's a good reminder that condition, pricing strategy, and financing availability all play significant roles in how quickly and for how much a home sells.

The 960 Grandon Way property — a stunning former model home in Grandon Farms — spent 50 days on market and ultimately sold for $525,000 against an original list price of $579,900. While that's a meaningful reduction, it's worth noting that this home offered 2,719 square feet of finished space, a first-floor primary suite, upgraded kitchen, gas fireplace, walkout basement, and extensive hardscaping. Even at $525,000, it represented excellent value for what buyers received.
